Some Utah neighborhoods have a lot of investment homes or even second homes. It can be a lonely thing when you find that all the houses on your street are sitting empty most of the time.
Utah is High on the List of States Investors Buy Homes In
When rates are higher to buy a home, many people have to resort to renting who might have chosen otherwise. This makes it enticing to those who have the money to buy investment properties to rent out.
Utah has been high on the list for investors where homes are at a cost that they can buy one or many and offer them as rental properties. In 2024 our state was at number 4 on this of best places for investment buyers.
That means nearly 1 in 5 of the homes sold in Utah were purchased for investment. You may think that isn’t a big deal if one house on the street is rented or empty, but these homes aren’t distributed equally.
Certain Neighborhoods Fit Better for Investors
If you are purchasing a home to rent out as an Airbnb or if you are planning to rent it, you will be looking for a particular price range and area. This bunches these investment homes in certain neighborhoods.
If you live in one of these places, it can feel kind of lonely. There isn’t a lot you can do about it except do your best to make sure properties are properly maintained. There has been some concern in the state about too many investors buying up properties.

A bill before the State legislature was voted down last year that would have required investors to live in the home for a year before renting it. I’m not sure if that is the answer either, as sometimes the cure is worse than the original problem.
