A new reservoir is being built near the freeway by Toquerville and with it comes a lot of development to this quiet part of Southern Utah. There is also a new road that will bypass the small town and send the traffic to Zion National Park a new way. 

Big Changes Coming to Exit 27 off I-15 

A mix of resorts, gas stations and housing developments have plans to open along the new route from I-15 to Zion. You can see the work getting done where the reservoir will be. They are planning on having it filled with water by 2027.

Settler’s Junction RV Park is open with a store, clubhouse a pool and pickle ball courts. Just past that off the exit is a big gas station and truck stop. Sapp Bros. Travel Center is being built and will open later this year.

New Road Brings New Housing Developments 

Toquerville Parkway is a new stretch of road that will bypass and connect below town. It will be open this summer. It will also bring a new development with houses and retail. It is called Firelight and will be on both sides of the road. 

Many of these changes will take years to build out, but you can see the construction is already beginning. This future reservoir is not only bringing increased water storage for the area but also spurring a rush of development.

There are also new developments planned for Leeds on the other side of the freeway. These include housing and future resorts.
